Though one of the groups we also service is expats or people coming over to Melbourne from other states, and one of the questions these clientele often have, who are unfamiliar with the intricacies of Melbourne’s suburbia, is which is better: inner east vs inner north?
So we are going to break down some of the differences and which pocket might be right for you.
Apartments: Supply, Demand and Style
The Inner North has more apartments, more renters, and sharper rental yields.
Some of the craziest rental demand I have ever seen was in Brunswick and Coburg.
I was inspecting properties there for a client and would often see lines of 50+ people queuing for an open, and would be glad to see they were for rental inspections and not to buy.
It’s also important to note that not all apartments are equal. The Inner North has warehouse conversions, mid-rise boutiques and projects like Nightingale in Brunswick. Sustainable, no car parks, car-share, owner-occupier only.
The Inner East favors oversized apartments. Targeting downsizers with high-end finishes and big internal spaces.
Heritage and Large Homes: Scale vs Character
The Inner East has more large heritage estates in areas like Hawthorn, Kew, Camberwell, Glen Iris, and Balwyn. Blocks can be 1,500 sqm and above.
The Inner North has smaller terraces and warehouse conversions, reflecting its industrial past.
Inner East homes were built for Melbourne’s elite. Judges, politicians, wealthy families.
Inner North was industrial, with workers’ cottages near factories and mills.
Gentrification has changed many Inner North suburbs. Layouts are still smaller and denser.
The Inner East keeps its prestige and large grand homes.
Demographics: The Real Divider
The Inner East generally attracts established families and professionals, while the Inner North is popular with young professionals, students, and creatives.
The Inner East offers elite schools, period homes, and prestige addresses. The Inner North is known for café culture, a bohemian vibe, and the arts scene.
Families in the Inner East often seek long-term permanence. The Inner North has a mix of young families (53%), singles (34%), and shared households (12%).
Owner-occupier rates are high in the Inner East. In the Inner North, 55–65% are owner-occupiers, with strong rental demand.
Walk down Chapel Street in South Yarra for a family-oriented, corporate casual vibe. Walk down Smith Street in Fitzroy or Sydney Road in Brunswick for a creative, bohemian feel.
The Inner East is about schooling and long-term permanence, while the Inner North is about culture, creativity, and lifestyle flexibility.
Amenities and Transport
Transport also shapes the choice:
The Inner East has multiple train lines, especially in Camberwell, Malvern East, and Glen Iris; however, a car is often more practical here.
The Inner North relies more on trams and cycling, with narrow streets and limited parking in dense areas.
Tram accessibility, walking paths, and bicycle-friendly streets support the Inner North’s lifestyle, while the Inner East prioritizes estate living with train access for commuters.
