7 Steps to a Successful Property Sale

  1. Assess

 

Before our first meeting we will assess the market and your property to establish some baseline information, and provide you with an insight to the current landscape.

We will then look to visit in person to assess the property in more detail in order to provide recommendations around renovations, removal of furniture, or on things like if the property should be vacant for the sales period. We also get to know your requirements, and what’s important to you during this time.

2. Research

 

Now that we know a little more about you and the property, we can go out to the local market and find the best agent suited to your property. Many sellers look at boards, and see a particular brand, and whilst this is important its also important to get the right agent, for your type of property.

A good agent will tend to specify in a particular price point and property type, such as family homes that might require renovation up to $1.5m, or newly renovated/built homes $3m+. Understanding this is important because they attract certain buyers, and will have recent sales where a buyer might have missed out and still be looking. We find doing this in person is the best method, visiting open homes, as no algorithm can establish the face-to-face experience and how they might interact with potential buyers.

This can prove to be extremely beneficial for those looking to sell off-market, meaning no public open homes or the stress of having to prepare to have a home go online. We have been successful multiple times in meeting price expectations using an off-market campaign through carefully selected agents. This is an area we believe to specialise in given our contacts through our buyer’s agency services.

We will also look into the benefits of small renovations and improvements to the property to get the maximum sale price. This is completely optional, but we do handle the process from end to end.

3. Arrange

 

From here we seek to meet with 2-3 of the top agents for an interview and appraisal of the property. We will discuss their sales methods, previous and upcoming sales, along with marketing recommendations and when to best list the property.

Why do we speak to 2-3 agents? This gives us a good grasp of upcoming sales that might compete with your property. Most sellers go with the first agent they meet, but over the years we have found you need to dig a little deeper than just a nice person if you want the best result for your property.

During this stage, we will start to have items like the contracts ordered and any maintenance items or renovations completed.

4. Select and Review

 

Based on the information we have gathered and a discussion with you on the selection of the agent, preferred sales method and timing, we will start the process of getting your property online (or distributed off-market) and ready for the first open.

We will review all additional marketing items to make sure you only need what is required based on the sales method and timing.

5. Monitor and Communication

 

Once your property is listed for sale, whether it is online or off-market we monitor the entire process ensuring the agents provide the best possible chance of securing the maximum result for your property. We have even stepped in to assist the agent at open homes due to staff being sick.

Sometimes during the campaign, we might need to change things, this could be an increase/decrease of the sales quote based on feedback or even an adjustment to an auction date. Communication is vital through this time and we will establish a weekly time to discuss the progress, this can be via phone, email or even text if you like.

6. Support

 

We are there every step of the way to provide guidance and our recommendations throughout the process, this is particularly relevant when you start to receive offers. This can be an exciting, but also stressful time, so we aim to provide clear and specific recommendations formed on our communication with the agents and also our current assessment of the market, which does tend to change regularly.

If it’s an auction, we are there on the day with you to support in any instance. Hopefully the property sells under the hammer, but if we need to put the property on the market early, or it’s passed in, we are there to support and guide you through the negotiations removing as much pressure as possible.

7. Settle

 

Once a contract is signed, there are generally a few items that needs to be ticked off such as deposits, cooling off periods or releasing the deposit early for you to use (ie. pay for your next purchase or an aged care bond).

We are there every step of the way during your settlement to ask any questions, to ensure this period is as smooth as possible. 

Transparent Fees

Our fees make up part of the sales commission paid to the agent. The cost to you as the property owner is 2.2% which includes all of our services, plus the sales agent

The average sale agent ONLY commission for Victoria is 2.13% and whilst you might be able to negotiate this down, you would still have to do it on your own

We see this as great value for our clients, because for not much more than the average, you could have two real estate professionals and firms working on the sale of your property.
